Disclosures - Yeah or Nay!

 Selling a home can be a challenge when it comes to disclosures.  Every agent has a different opinion on this subject.  Some will even tell you to disclose every screw used to a once in a while drip from a faucet.  Fact is there are laws  and they vary from state to state and federal as well.  Best example is "lead-based" paint.  If in doubt the best thing to do is consult a real estate attorney who knows the state disclosure laws.

General Rule:  Anything that lowers value or would affect the buyers to purchase or the price and terms the buyer offers should be disclosed.  If you decide to fill out a disclosure answer all questions to the best of your ability.  Put yourself in the buyer's shoes and answer the questions as you would like them disclosed to you.

If you don't know an answer to the question "Do Not Know" would be appropriate.  If you answer all the questions that way though a red flag would be raised.  Please use your common sense and be honest and fair.
